Real Estate Staging – Myths and Facts

We wrote this blog post to alleviate some of the common misconceptions when it comes to the home staging profession!

MYTHS #1: Hiring a home staging professional is for those who own large luxury homes.

FACT: Home staging can be offered at an affordable price to those who are looking to sell with a competitive edge. Unless the property your listing needs major renovations it’s highly recommended you invest in professional home staging services and take the time to stage each room accordingly.

MYTH #2: It’s necessary to remove your own decor and furniture and rent all new pieces for showings.

FACT: Obviously, this is not an affordable option for everyone, however, there are some clients that do wish to proceed this way this is most commonly used for vacant properties or “non-occupied” properties. The goal is to create an open and spacious feel in each room while creating a flow throughout the home. This can be achieved by using the clients own furniture. Some pieces may be removed while lifestyle pieces and accessories such as pillows, throws or candles etc. may be brought into the home.

MYTH #3: You’re the only one hiring a professional staging company in your neighbourhood.

FACT: If you want to do a bit of detective work and see who your competition is, take a look at your local MLS and KAREA. What have they done to prepare the interior and exterior of their property? Be sure to look at properties that have a similar price range that you’re hoping to list your home for.

MYTH #4: The appearance of my lawn and garden won’t affect the sale of my home.

FACT: Curb appeal does play an important role in the sale of your property. Even a fresh coat of paint on your front door can make a difference.  

MYTH #5:  It’s a misconception that you don’t need to meet with a home staging professional before you meet with a realtor.

FACT: Your realtor’s job is to get your house listed and sold for the most amount of money in the least amount of days possible. Most likely this won’t give you enough time to prepare your house for showings to potential buyers. It’s best to get ahead of the game and start the process sooner rather than later! It’s in your best interest and your realtors to start the home staging process well before you list your house. Having your home ready for unexpected showings prior to being on the market gives you an advantage in the market.

MYTH #6: Everyone will love that accent wall you have in your living room!!

FACT: Take into consideration if there’s any “condition work” to be done. (Decluttering, painting, repairs, deep cleaning etc.) This is especially true for those homeowners who have kids, pets or brightly painted walls. In most cases, this can be one of the most time-consuming parts of staging a home.
